Green building certification for hotels: decided early, evidenced throughout
Green building certification for hotels is an independent assessment of how sustainably a hotel building is planned, built, renovated or operated, against a recognised rating system such as DGNB (in Austria ÖGNI), LEED, WELL or BREEAM.
In a hotel, the building sets the ceiling for everything operations can achieve: energy, water, indoor climate, guest comfort and the carbon locked into materials. Certification works best when the scheme and its targets are set before design decisions are fixed. HOLITRA supports owners, developers and operators as part of Certification & Standards and the Buildings pillar of the HOLITRA Hospitality Sustainability System. HOLITRA prepares and coordinates; the scheme operator certifies.
WHO THIS IS FOR
Who we support with green building certification
Owners & Investors
Certification for a new hotel, a repositioning or an existing asset, aligned with financing and EU Taxonomy questions where relevant.
Developers & Project Teams
Scheme targets set early, and evidence coordinated with architects, engineers and contractors through design and construction.
Hotel Operators & Brands
Building requirements that support your operational certification, guest comfort and brand standards.
WHAT WE SOLVE
What HOLITRA does in green building certification
From the first scheme decision to the handover of a certified building to hotel operations.
01
Scheme selection & strategy
Which scheme and level fit the asset, the investors and the market: DGNB/ÖGNI, LEED, WELL, BREEAM or a national standard.
02
Pre-assessment
An early check of the project against the scheme criteria, showing which level is realistic and what it takes.
03
Targets in the design brief
Certification criteria translated into clear requirements for architects, engineers and contractors.
04
Evidence coordination
Documentation from the project team collected, checked and structured for the submission.
05
Building LCA & whole-life carbon
The life-cycle assessment of embodied and operational carbon, as the scheme or regulation requires. More →
06
Handover to operations
The building handed over with the metering, data and procedures that keep its performance on track in daily operation.
WHAT YOU RECEIVE
What you receive from a green building certification engagement
The scope depends on the scheme, the project stage and the target level. We agree the deliverables in writing before work starts.
01
Certification strategy
The recommended scheme and target level, with the alternatives compared on recognition, effort and fit.
02
Pre-assessment report
Criterion by criterion: where the project stands and what is needed to reach the target level.
03
Responsibility matrix
Which project partner delivers which evidence, and by when.
04
Submission package
The evidence collected, checked and structured for the scheme review.
05
Building LCA results
Whole-life carbon results and the design levers behind them, where the LCA is in scope.
06
Operations handover pack
Metering, data and procedures for the hotel team, ready for an operational certification.
BUILDING SCHEMES
Which scheme fits your hotel project?
National standards matter too: QNG in Germany, klimaaktiv in Austria, SNBS and Minergie in Switzerland. We check which one your financing, funding or market expects.
DGNB / ÖGNI
The German and Austrian system, built around the full life cycle; widely used in DACH for new builds, renovations and buildings in use.
LEED
The international system of the U.S. Green Building Council, known to global investors and hotel brands.
WELL
Focused on the health and wellbeing of people in the building: air, water, light and comfort; often combined with DGNB or LEED.
BREEAM
The UK-based system, used across Europe and by international investors.
Building LCA & Whole-Life Carbon
A building life-cycle assessment (LCA) quantifies the environmental impact of a building across its whole life: materials, construction, operation and end of life. Its best-known result is whole-life carbon, the embodied carbon in materials plus the operational carbon from energy use.
For hotels it is moving from optional to expected. DGNB and ÖGNI assess life-cycle impacts as part of certification, investors increasingly ask for embodied-carbon data, and under the recast EU Energy Performance of Buildings Directive (EPBD) the life-cycle global warming potential (GWP) of new buildings must be calculated and disclosed in the energy performance certificate: from 2028 for new buildings over 1,000 m², and from 2030 for all new buildings.
HOLITRA scopes the Building LCA, coordinates the data and the calculation with the design team, and translates the results into design and investment decisions, within a certification or as a standalone analysis.
WHY HOLITRA
Why HOLITRA for green building certification in hospitality
HOLITRA combines hospitality-specific sustainability expertise with the qualified specialists required by the scope of the project.
Built specifically for hospitality
We know what a hotel building has to deliver: guest comfort, efficient back-of-house, F&B and laundry, and operating hours that never stop.
Green building credentials
LEED AP ID+C · WELL AP · ÖGNI Consultant. Scheme knowledge from the inside.
The right expertise for the project
We work alongside the accredited auditor or assessor each scheme requires, and bring in the specialists your project needs.
Building and operation in one view
Building certification connected with the operational label, ESG reporting and the decarbonisation roadmap.
HOW WE WORK
How a green building certification runs
The earlier the scheme is set, the cheaper the points: most criteria are decided in design, not on site.
01
Project brief & scheme choice
The asset, the project stage, who expects a certificate and which scheme and level fit.
02
Pre-assessment
The project checked against the scheme criteria, with a realistic target level.
03
Targets in design
Criteria built into the design brief and checked as the design develops.
04
Evidence through construction
Documentation collected and checked with the project team as the building is delivered.
05
Submission & certification
The submission prepared with the accredited auditor or assessor and supported through the scheme review.
06
Handover to operations
The building handed over to the hotel team, and its performance tracked through ongoing sustainability management if you want support after opening.

FAQs
Green Building Certification for Hotels
An independent assessment of how sustainably a hotel building is planned, built, renovated or operated, against a recognised rating system such as DGNB (in Austria ÖGNI), LEED, WELL or BREEAM. It covers topics such as energy, water, materials, indoor environment, location and, depending on the scheme, life-cycle impacts and costs.
It depends on the market, the investors and the brand. DGNB and ÖGNI are widely used in Germany and Austria and assess the full life cycle; LEED and BREEAM are recognised by international investors and brands; WELL focuses on health and wellbeing and is often combined with one of the others. National standards such as QNG, klimaaktiv, SNBS or Minergie can matter for funding and local recognition.
Yes. Most systems offer variants for buildings in use and for refurbishments, not only for new builds. For an existing hotel, the certification often focuses on operational performance, building services and a renovation roadmap.
A Building LCA quantifies a building’s environmental impact over its life cycle, including whole-life carbon. DGNB and ÖGNI require it as part of certification. Under the recast EU Energy Performance of Buildings Directive, the life-cycle global warming potential of new buildings must be calculated and disclosed in the energy performance certificate from 2028 for new buildings over 1,000 m² and from 2030 for all new buildings.
DGNB and LEED assess the overall sustainability of a building, from energy and materials to location and process quality. WELL focuses on the people inside: air, water, light, comfort and wellbeing. In hotels, WELL is often combined with DGNB or LEED rather than used instead of them.
No. Certificates are issued by the scheme operator after review, usually with an accredited auditor or assessor submitting the project. HOLITRA prepares, coordinates and supports the process, and works alongside the auditor or assessor the scheme requires.
They complement each other. Green building certification assesses the building; hotel sustainability certification assesses how the hotel is operated. A certified building makes many operational criteria easier to meet, and the same data can feed both.
